The Data

How much does lighting add to your home's value?

A peer-reviewed study in The Journal of Real Estate Finance and Economics found that curb appeal directly impacts sale price. Landscape lighting ranks near the top of high-ROI improvements, ahead of most kitchen and bathroom remodels. Homes with professional outdoor lighting sell for 5-15% more on average. Type in your home value and see what that number looks like for you.

$84,000

Estimated increase in resale value. Based on a peer-reviewed study published in The Journal of Real Estate Finance and Economics, homes with strong curb appeal sell for approximately 7% more than comparable properties. Professional landscape lighting is one of the highest-ROI curb appeal improvements.

Why It Matters

Lit right, your property looks better at night.

Showcase your architecture

Uplighting and grazing pull out every detail. Branch shadows on cedar shingles. Deep relief in fieldstone. Textures daylight flattens, properly lit at night.

Real perimeter security

A fully illuminated exterior ranks higher as a deterrent than alarm panels or guard dogs. Eliminate dark zones and your home becomes the least interesting target on the block.

Safe navigation, zero glare

Every path light aimed down onto the surface, not into your eyes. Your grounds are fully navigable after dark. Safety and luxury do not have to fight each other.

More usable outdoor space

Patios, pool areas, entertaining terraces, usable every night instead of going dark at sunset. Most clients tell us they use their outdoor space three times more after install.

The BrightNest Standard

Non-negotiables. Every job.

A lot of landscaping companies promise quality. Here is what that actually means when we show up.

01

You approve the plan before we dig

You get a full drawing of where every single light goes. If you want to move one, we move it. Nothing gets installed until you say it is right.

02

Solid brass. Not aluminum. Not plastic.

Every fixture we install is solid brass. It will not rust, fade, or turn green. We warranty every single one for life, and that is in the contract, not just something we say.

03

Lifetime warranty. In writing. On install day.

You get a signed warranty document the day we finish. Not a verbal promise, an actual written guarantee. If anything fails, we fix it. No questions, no fees.

04

We do not leave until it is perfect

At dusk we walk the entire property with you. Every light gets checked. If anything is off (angle, brightness, spacing) we fix it right there. We do not schedule a return trip.

How It Works

From your phone to a lit-up house in three steps.

01

Send one photo

Text or email one photo of your house from the street. Tell us what you want lit. Takes sixty seconds. We handle everything else.

02

We send a full design plan

In 24 hours you get a complete plan, your actual home, your actual fixtures, exact placement. Review it, request changes, and tell us when you are ready.

03

One crew. One day. Done.

We show up, bury the wire, place every light by hand, and walk the whole property with you at dusk. You do not touch a thing.

Before You Do Anything

The two most expensive mistakes in landscape lighting.

DIY from Amazon. Or hiring the wrong person. Both end the same way.

If you are thinking about doing it yourself
01

Voltage drop dims half your lights

Daisy-chain eight fixtures and the last three glow amber. Fixing it means pulling wire and starting over. The Amazon listing does not cover that.

02

Wrong color temperature, wrong result

2700K looks expensive. 4000K looks like a parking lot. Amazon sells both as "warm white." You will not know which you got until it is dark.

03

Underground connections corrode

A standard wire nut underground fills with water after one New England winter. One bad splice kills six lights and you have to dig up your yard to find it.

04

Placement is the whole skill

Move an uplight two inches and you are lighting a gutter. Aim a path light wrong and it blinds your guests. This takes years to get right. There is no instruction manual for it.

05

Wrong transformer, broken system

Undersize it and it trips off at 9pm. Oversize it and you burn through bulbs in six months. The $40 transformer on Amazon is not sized for your house.

06

Amazon brass is not brass

The listing says solid brass. The fixture is aluminum with a yellow powder coat. After one Massachusetts winter it is pitting and flaking. Real brass lasts decades.

If you are thinking about asking your landscaper or irrigation company
01

Lighting design is a separate skill

Your landscaper knows plants. Your irrigation company knows water. Neither does lighting every day. Placement, beam angle, and color temperature are things you only learn through thousands of installs. You will see the difference at night.

02

They use whatever fixtures they have

Most landscapers buy whatever is cheapest at the supply house that week. You get plastic fixtures with no brand name, no warranty, and no one to call when they fail in year two.

03

No design plan means no real plan

A landscaper will show up and wing it. Lights go where the ground is soft, not where the light actually belongs. You end up with fixtures aimed at the wrong surfaces and gaps where your best architecture sits in the dark.

04

You cannot call them back

When something fails six months later, your landscaper is on to the next job. Lighting specialists offer written warranties with specific response times because their entire business depends on long-term relationships with homeowners.

05

The result looks exactly like what it is

When a non-specialist installs lighting, you can tell. Fixtures too bright, wiring visible, one zone washes the whole facade instead of picking out features. It looks like an afterthought. Your home deserves better than that.

06

Fixing bad lighting costs more than doing it right

Replacing buried wire, pulling plastic fixtures, and re-aiming the whole system from scratch is expensive. Most homeowners who hired the wrong person the first time pay twice to get what they wanted originally.

Hire a company that does nothing but lighting. Every night. That is the difference.

★★★★★

"We had our backyard done last fall and the whole street noticed. Three neighbors asked us who did it within the first week. BrightNest nailed the design on the first try."

Margaret Harrison · Wellesley, MA
Response from BrightNest

Margaret, thank you so much, that genuinely means a lot. Wellesley has some incredible properties and yours was a fun one to design for. Hope you are still enjoying it. - Zaraq, BrightNest

★★★★★

"They measured our roofline in October and had everything installed the week after Thanksgiving. Every bulb cut to fit exactly. The house looked perfect all season long."

James Foley · Barrington, RI
★★★★★

"One of the spotlights was aimed slightly off after install. I sent a photo, and Zaraq was back out within 48 hours to fix it at no charge. That is how you run a business."

Catherine Donovan · Hingham, MA
★★★★

"Had to wait about three weeks to get on the schedule which was longer than I expected. Once they showed up the whole job was done in a day and it looks great. Just go in knowing there may be a wait."

Mike Ferrante · Duxbury, MA
Response from BrightNest

Hi Mike, that is fair. We were running full heading into fall and the wait was longer than we like. I left a voicemail after install to check in but did not connect. Glad the result was worth it and we have since added more availability. - Zaraq, BrightNest

★★★★★

"First year I have not climbed a single ladder in December. They install, fix anything that goes out, and take it all down in January. Exactly what they promised and then some."

Robert Andrews · Cohasset, MA
★★★★★

"The cherry tree in our front yard looks absolutely stunning at night now. We sit on the porch every evening just looking at it. Worth every penny."

Ellen Sullivan · Concord, MA
Response from BrightNest

Ellen, that tree was a great one to work with, the canopy really holds the light beautifully. Glad you are getting to enjoy it every evening. That is exactly what this is supposed to feel like. - Zaraq, BrightNest

★★★★★

"One string of lights on the garage went out mid-December. I called and they were back the next day to fix it. During the holidays. That kind of service is rare."

William Trainor · Duxbury, MA
★★★★

"Work is solid and the lighting looks good. My only gripe is that one of the crew left a small section of my lawn a little torn up where they buried a wire near the walkway. Not a huge deal but I noticed."

Kevin Shaughnessy · Hanover, MA
Response from BrightNest

Hi Kevin, I am sorry about that. We take care with lawn cleanup but clearly missed a spot on your job. I called the day after install to do a walkthrough and offer to fix anything but did not connect. That area should fill in on its own but if it has not, reach out and we will come back out. - Zaraq, BrightNest

★★★★★

"Clean, professional, on time. Zaraq and the team buried every wire out of sight and cleaned up after themselves. My yard looked better than before they arrived."

Abigail Murphy · Needham, MA
★★★★★

"They wrapped the big oak in our front yard and strung lights along the roofline. The whole street slows down to look at our house in December now. Every single night."

Tom Bradley · Scituate, MA
★★★★★

"The design plan they sent me was better than I expected. Zaraq understood exactly what I was going for and the finished job matches it perfectly."

Grace Pearson · Milton, MA
★★★★★

"They store everything for us year to year. Same setup, same look, no digging through the garage in November. That alone makes it worth every cent."

Sam Lowe · Westwood, MA
★★★★★

"There was a small issue with one of the path lights shifting after a hard rain. They came back, reset it, and added a little extra stake support. Did not charge me a cent."

Dorothy Collins · Marshfield, MA
★★★★★

"The lights they use are commercial grade. Way brighter and more even than anything from the hardware store. You can immediately tell the difference in quality."

Fran Kelly · Easton, MA
★★★★★

"Fast, friendly, and clearly know what they are doing. The lighting on our front walkway is exactly what I wanted. Guests love it when they come over at night."

Nathan Reynolds · Portsmouth, RI
★★★★★

"They do the install, maintain it all season, and take everything down in January. I never touched a ladder once. Best holiday decision we have made as homeowners."

Harriet Walsh · Dover, MA
★★★★★

"I called them on a Monday, had the design plan Tuesday, approved it Wednesday, and they installed Friday. One week from call to done. That is impressive."

Ed Gallagher · Pembroke, MA
★★★★★

"Initially the transformer kept tripping after heavy rain. I was a bit frustrated but Zaraq came out promptly, diagnosed it, and replaced the unit. No charge, no argument."

Beth Nolan · Norwell, MA
★★★★★

"Our house has a complicated roofline with multiple peaks. They measured every inch and the lights fit perfectly. Looks completely custom, not generic at all."

Arthur Vance · Bristol, RI
★★★★★

"Beautiful work on our colonial. The front of the house had zero curb appeal at night before. Now it looks like it belongs in a real estate listing photo every single night."

Julie Evans · Canton, MA
★★★★★

"The bulbs they use last the whole season without a single outage. Had them do the roofline and the front columns. Looked incredible from the street every single night."

Mike O'Brien · Walpole, MA
★★★★★

"They showed us a design photo before installing anything. We got to approve the look first. No other holiday lighting company even offered that option."

Evelyn Jennings · Hanover, MA
★★★★★

"All brass fixtures. I looked them up and they are exactly what they claim. Zaraq and the team at BrightNest do not cut corners on materials. You can tell the difference immediately."

Chris Quinn · Medfield, MA
★★★★★

"Three years running with BrightNest for holiday lights. Same crew, same quality, never a problem. They show up when they say they will and the work is always perfect."

Linda Ferreira · Stoughton, MA
★★★★★

"Lighting looks good overall but the install ran about two hours longer than they told me and the crew was still there past 7pm. Not the end of the world but I had plans. The end result is nice."

Dan Morrissey · Seekonk, MA
Response from BrightNest

Hi Dan, you are right and I apologize. We hit an unexpected issue with the transformer placement that added time to your job. I called the following morning to follow up and left a voicemail but never heard back. If there is anything we can do to make it right the offer is still open. - Zaraq, BrightNest

★★★★★

"Punctual, skilled, and honest. They talked me out of over-lighting two areas of the yard and the restraint made the whole design look much better. Trust their advice."

Steve Young · Raynham, MA
★★★★★

"Our neighbors had their holiday lights done by someone else. Ours looked completely different, more even, cleaner lines, better color. Everyone on the block noticed."

Gerry Tavares · Swansea, MA
★★★★★

"The crew was respectful of my garden beds. They were careful where they stepped and careful with the plants. I had zero damage to anything I was worried about."

Dan Higgins · Taunton, MA
★★★★★

"They fixed a section of Christmas lights that went dark on Christmas Eve without any fuss. That kind of response during the holidays is rare and really appreciated."

Karen Cabral · Attleboro, MA
Response from BrightNest

Karen, Christmas Eve is not the day you want a call like that but I am glad we could get out to you quickly. No one should spend that night staring at a dark section of lights. Thank you for trusting us. - Zaraq, BrightNest

★★★★★

"My wife picked the company. I did the walk-through at night after Zaraq and the team finished. I was genuinely impressed. The lighting on the chimney in particular looks excellent."

Walter Hughes · Bridgewater, MA
★★★★★

"My kids kept wanting to drive past our own house just to look at the Christmas lights. That tells you everything about how good the work was."

Diane Grant · Kingston, MA
★★★★★

"Very professional from first call to final walkthrough. Zaraq walked me through the design, explained each fixture placement, and let me make changes before they started. Excellent experience."

Brian Flynn · Plymouth, MA
★★★★★

"My stone wall has never looked better. The lighting brings out every texture in the rock. Guests always comment on it. Highly recommend for anyone with stonework on their property."

Linda Edwards · Middleborough, MA
Response from BrightNest

Linda, stone wall grazing is one of my favorite things to install, the texture that comes out at night is something you just cannot get with standard lighting. Really glad guests are noticing it too. - Zaraq, BrightNest

★★★★★

"The roofline lights are perfectly straight. No sagging, no gaps, no bulbs poking out at odd angles. Looks professional because it is professional. Night and day from the big box store look."

Clarence Daley · Wareham, MA
★★★★★

"We did roofline, columns, two trees, and a wreath over the garage. The whole package. It looked like something out of a catalog. Very happy with how it all came together."

Diane Costa · Marion, MA
★★★★★

"Very upfront about pricing. No surprises at the end. They quoted me, did the work, and the final bill matched exactly what they said. That is so refreshing with contractors."

Nancy Medeiros · Acushnet, MA
★★★★★

"The bulbs they use are much warmer than what you find at the hardware store. Gives the whole front of the house a really classic, tasteful holiday look. Not cheap at all."

Mike Moran · Warwick, RI

Kim Larson · East Greenwich, RI
★★★★★

"The garland on the columns combined with the roofline lights looked like a magazine spread. Really elevated the whole front of the house for the holidays. So many compliments."
